Operation Welcome Home

Eligible members of the Reserves or National Guard; active-duty military; Veterans who served honorably; and Gold Star families benefit from a 30-year fixed rate mortgage with a Down Payment Assistance loan of up to 3% of the purchase price or $12,000, whichever is less. The DPA loan has a 1% fixed rate and 15-year term, and is repayable upon sale or refinance of the subject property.

Operation Welcome Home may be used by first-time homebuyers* for the purchase of a 1- to 4-family home, condominium or PUD. Borrowers may earn ≤135% of area median income (AMI). Borrowers earning ≤100% may qualify for discounted mortgage insurance premiums.View income limits.

MassHousing MIPlus Payment Protection Benefit allows eligible reservists and National Guard Members called to active duty to receive up to 6 months of principal and interest mortgage payments.

*You do not have to be a first-time homebuyer if you are purchasing a home in Boston, Chelsea, Cambridge, Everett, Fall River, Lawrence, Lynn, North Adams and Somerville.

Closing Cost Assistance

Operation Welcome Home borrowers can now take advantage of a closing cost credit for up to $2,500. This credit is in addition to MassHousing's Down Payment Assistance Program.
